Real estate investors who buy rentals in Las Vegas are sometimes unfamiliar with the area.   Before buying a rental home in Las Vegas research the viability of the property as a rental. A popular style rental home located in a good area, with an average monthly rent is more likely to attract good tenants.

  Here's a short check-list of what to look for when buying a rental home in the Las Vegas Nevada area
Property values – Have property values in the neighborhood remained comparatively strong? Will your investment keep pace with the local real estate market?

How is access  to the area where the property is located? Las Vegas is a busy metropolitan area and new arrivals in town are keen on freeway access between their home and workplace.

The floor plan – Is it a popular configuration? The typical modern rental home has 3 bedrooms + 2 full baths + 2 car garage. 5+ Bedroom houses don't necessarily command rents commensurate with the higher sales price.
Finding good tenants – Can you attract and keep good tenants? The property will generate income only when it's rented.

Association CC & R's – How do CC & R's affect the subject property? Some exclusive areas in town are exactly that with rules which restrict leasing of homes in the community.

Condo conversions*  typically don't have garages. Prospective tenants looking for a house or condo to rent in the Las Vegas area usually want the security and protection of a garage to park their vehicles.
